General Information


All of our home inspections include extraordinary attention to detail and concerns for your rights. This lays the foundation for a strong partnership between the Home Inspection Specialist and every client. The knowledge gained from a home inspection is well worth the cost, and the lowest priced inspector is not necessarily a bargain. The inspector's qualifications, including his or her experience, training, and professional affiliations, should be the most important consideration.

A comprehensive inspection report and follow-up is included with all inspections. We will spend as much time as needed for a thorough comprehensive inspection.

1000 to 1500 Square feet $325.00 with Custom Report
1500 to 2000 Square feet $350.00 with Custom Report

Custom Inspection: A comprehensive Home Inspection Including roof, foundation, structural components, mechanical systems, electrical systems, and plumbing systems. Includes all reports and follow up consultation when needed.


Premium Home Inspection: The Premium Inspection is avalilable for larger structures or for the Custom Inspection with additional premium features. Some of the features include an expanded tips section, do-it-yourself section, and expanded photo section. Call or e-mail for more details.

Expanded Maintenance Tips: Home maintenance tips are available. These can be customized to your home and grounds.These tips will include advice, estimated costs, instructions and pictorials.

 

Pre-listing Inspection: This special inspection is performed prior to or during the sale. The intent is to ensure full disclosure and identify repair needs early in the process. This will serve to eliminate any unpleasant surprises that could prevent the real estate transaction from closing. Fees for this service can be delayed until closing and are the same as those listed below. It is recommended that the buyer have an updated inspection performed at a substantial discount.

Radon: What is Radon. I will test your home for dangerous radon levels using a continuous monitor. The continuous monitor or "CRM" records the radon level reading each hour. With the minimum time set by the EPA being 48 hours in your new home, you will be getting 48 separate readings to graph your levels along with the EPA average. A computer generated report of the results will follow. The price for this service is $90.00 with a home Inspection and $125.00 alone.

Mold/Mildew Mold Sampling for mold should be conducted by professionals with specific experience in designing mold sampling protocols, sampling methods, and interpretation of results. Sample analysis should follow analytical methods recommended by the American Industrial Hygiene Association (AIHA), the American Conference of Governmental Industrial Hygienists (ACGIH), The EPA or other professional guidelines. Types of samples include air samples, surface samples, bulk samples (chunks of carpet, insulation, wall board, etc.), and water samples from condensate drain pans. Our prices average $400.00 per inspection. This includes the initial inspection and sampling procedure (2 to 3 air samples or swabs), the laboratory analysis, and a written report with digital pictures. Each air sampling will take approximately 20 minutes to complete. Turn around times for lab analysis ranges from 24 hours and up to 5 days, depending on type sampling procedure.

Lead Paint: Lead Paint Lead paint can be found in many older homes, those built prior to 1978 could pose a serious health risk. There is only one way to know if lead paint is in your home and that is testing. The price is $25.00, with your home inspection, to determine the presence of lead. A detailed laboratory ans will cost extra.

 

 

 

 

 

 

 

 

Specialty Inspections: These may include asbestos, septic tank, chimney, water, or soil. These inspections can be arranged as a service to our clients or recommendations made.

Consulting: Let us take the worry out of your home maintenance. We can inspect your home and outline a custom maintenance plan designed specifically for your home. The plan will include a prioritized list of recommendations, suggestions, price estimates and photographs that describe each action. We also offer the option of periodic follow ups for a small fee including a monthly home check up. The program is available for a small initial fee of $500. The follow up options are dependent on factors that include the size and age of your home.
